Windermere homes, and what goes wrong in them
Most of Windermere’s housing is large and relatively new. The gated communities around the Butler Chain of Lakes, Keene’s Pointe and Isleworth among them, and the Horizon West neighborhoods to the south, from Summerport to Hamlin, were built from the late 1990s on. A typical house has two or three air conditioning systems, high ceilings, and a lot of attic.
Builder-grade equipment from the 2000s build-out is now 15 to 20 years old, and the systems installed when those houses were new are being replaced one at a time. Because the houses are big, the ducts are long, and long flex-duct runs in a hot attic lose capacity as they sag and leak. The upstairs system working harder than the downstairs one is the complaint we hear most.
Zoned systems add a layer: dampers, zone boards and thermostats that fail quietly and leave one floor fighting the other. We diagnose the controls before we blame the equipment.
Lakefront and pool-enclosure homes bring humidity and air that is hard on outdoor units. Condensers sitting in a screened enclosure or close to a lake run in damp air all year, and corrosion on coils and electrical connections shows up earlier than it would in a drier yard. We look for it on every maintenance visit in Windermere.
What we do most in Windermere
- AC replacement & installation Replacing systems one at a time as the 2000s equipment ages out, sized with a load calculation, with a free in-home estimate.
- AC repair Repairs on multi-system and zoned homes, including the dampers and controls that make one floor run warm.
- HVAC maintenance Two visits a year across all of a house’s systems, so nothing fails in the same July.

Questions we hear a lot
Do you service homes in Horizon West?
Yes. Summerport, Hamlin, Independence and the rest of Horizon West are inside our service area, as are the gated communities around the Butler Chain of Lakes. Call (407) 290-9517 with the address and we will book you.
Why is the upstairs of my Windermere home always warmer?
In a two- or three-system house it is usually the upstairs system’s ducts: long flex runs through the hottest part of the attic, sagging and leaking as they age. On zoned systems it can be a failed damper or zone control. We measure airflow room by room and check the controls before recommending a fix.
Can you replace my systems one at a time?
Yes, and that is usually the sensible way. We tell you which system is nearest the end of its life and plan replacements over a few years rather than all at once. Each replacement gets a free in-home estimate and a load calculation, so the new system is sized to the part of the house it serves.
Do you work on homes in gated communities?
Yes. Give us the gate details when you book and the tech arrives with them. Same-day or next-day in most cases, during office hours Monday to Friday 8:00 am to 4:00 pm ET; after hours a live answering service picks up.
Do you offer maintenance plans for homes with three systems?
Yes. A plan for a multi-system house covers every system in the same spring and fall visits, so one appointment keeps the whole house on schedule, and plan members get priority scheduling when something fails in peak season. Plan terms and pricing are confirmed when you call.
