When duct cleaning helps, and when it doesn’t

Cleaning is the right call for some houses and a waste of money for others. These are the differences.

  • After a renovation Drywall dust and sawdust end up in the ducts and come back out of the vents for months. Cleaning helps.
  • Visible dust at the registers Dust streaks around supply vents, or debris you can see inside the duct with a flashlight.
  • Pests or moisture got in Rodent or insect evidence, or ducts that were wet after a roof or drain leak and have dried out. Clean, then find the entry point.
  • A new-to-you house You do not know what the last owner did. One cleaning gives you a clean baseline.
  • Ducts that are leaking or falling apart Cleaning does nothing for a leak, and brushing old ductboard or crumbling flex makes the air worse. Those ducts need repair or replacement. Ductwork repair and replacement
  • Allergies with clean ducts If the ducts are sound and the filter is good, the answer is usually filtration or humidity control, not cleaning. Is duct cleaning a waste of money?

How we clean ducts

  1. Look first We inspect the ducts and the air handler before quoting. If the ducts are failing, we tell you and stop there.
  2. Protect the house Registers come off, floors and furniture near the vents are covered.
  3. Rotary brush and vacuum A rotating brush loosens what is stuck to the duct walls while a vacuum pulls it out, one run at a time, supply and return.
  4. Air handler and coil The blower compartment and the evaporator coil get cleaned too; a clean duct feeding a dirty coil does not stay clean.
  5. Put it back and test Registers go back on, the system runs through a cycle, and we show you before-and-after photos.

A real person answers

We offer 24/7 service. During office hours you talk to someone at our office; after hours a live answering service picks up. No chatbot, no AI booking.

Experienced techs

The company is licensed and insured, and the person who shows up has done this many times before.

Daikin dealer

We install and service Daikin systems, and we work on the equipment you already have.

We say no when it won’t help

Duct cleaning is sold hard in Florida. We quote it only when the inspection says it will do something for you.

Cleaning and repair are different jobs

Cleaning removes what has settled inside sound ducts. Repair and replacement fix ducts that leak, sag or shed fibers. Both start with the same inspection, and the inspection decides which one you need. Ductwork repair and replacement

What drives the cost of duct cleaning

Quoted after the inspection, before any work starts.

Number of runs and returns

Every supply and return register is a separate run to clean.

Duct type

Flex duct and sheet metal clean differently; some ductboard should not be brushed at all.

Air handler access

Cleaning the blower and coil takes longer in a tight attic than a garage.

What we find

Pest evidence or construction debris takes more time than ordinary dust.

If the inspection shows the ducts need repair instead, you get that quote and no cleaning charge.

Questions we hear a lot

Is duct cleaning worth it?

Sometimes. It is worth it after a renovation, when you can see dust or debris in the ducts, after pests or moisture got in, or as a baseline in a house new to you. It is not worth it for sound, clean ducts, and it is the wrong fix for ducts that leak or are breaking down. An inspection tells us which case yours is.

How often should ducts be cleaned?

There is no fixed schedule. Clean ducts stay clean for years if the filter is changed and the coil is kept clean. Clean again after construction work, a pest problem, water damage or when you can see buildup at the registers.

What method do you use?

Rotary brushing with vacuum extraction, one run at a time, on both the supply and return sides, plus cleaning of the blower compartment and evaporator coil. We do not use chemical foggers as a substitute for removing the dirt.

Will cleaning fix my allergies?

Only if the ducts are the source. If the inspection shows clean, sound ducts, the better money is usually a higher-grade filter and humidity control. If the ducts are leaking and pulling in attic air, sealing or replacing them fixes more than cleaning would.

How long does duct cleaning take?

Most homes take half a day. A large two-story house with two systems can take a full day. The system is off while we work, so we schedule around the hottest part of the day where we can.
