What takes a building’s cooling down in Florida
Commercial systems fail for predictable reasons, and most of them show up on a maintenance visit before they show up in a tenant complaint.
- Dirty coils and clogged drains Humidity loads condensate drains all year. A clogged drain trips the float switch and the unit stops.
- Rooftop units in full sun Package units on a flat roof run hot and long. Belts, motors and capacitors go first.
- Filters nobody changed Restricted airflow freezes coils and burns out blower motors. It is the cheapest failure to prevent.
- Refrigerant leaks Capacity drops slowly, bills climb, and one hot week finishes the compressor.
- Controls and thermostats Zones fighting each other, schedules nobody set, sensors that drifted.
- Uneven cooling across the space Often a duct or balancing problem, not a failing unit. We check before we replace.
How a maintenance agreement starts
- Walk-through and equipment list We visit the property, list every unit with its model, age and access, and note what is already failing.
- A written proposal Visit frequency and pricing set per property and per unit. Quarterly preventive visits are the usual starting point in Central Florida, because the equipment never gets a season off.
- Baseline visit The first visit records readings and photos for every unit, so you and we know where each one stands.
- Visits and reports Each visit covers coils, drains, filters, refrigerant, electrical, belts and motors, and ends with a short written report. Anything found is quoted before it is repaired.

Experienced techs
The company is licensed and insured, and the person who shows up has done this many times before.
Daikin dealer
We install and service Daikin systems, and we work on the equipment you already have.
Repairs and replacements too
Rooftop package units, split systems and mini-splits. When a rooftop unit has to be replaced, we handle the crane lift.
Who we work with
Facility managers, property managers with several buildings, and vacation-rental and short-term-rental managers who cannot have a guest arrive to a hot house. Our commercial work has included restaurants, medical offices and nonprofits. Book preventive work before the holidays: December is our busiest month for commercial maintenance.
What drives the cost of commercial HVAC service
Agreements are priced per property in the proposal. Service calls carry a diagnostic fee, and every repair is quoted before the work starts.
Unit count and type
Package units, splits and mini-splits take different time per visit.
Roof and access
Roof hatches, ladders, lifts and parking all change how long a visit takes.
Visit frequency
Quarterly is typical here. Kitchens and 24-hour operations may need more.
Age and condition
Older equipment needs more attention per visit, and we tell you when it is time to budget for replacement.
Ask for a proposal. It costs nothing, and you get a clear picture of every unit you own.

Questions we hear a lot
Do you offer commercial HVAC maintenance contracts in Orlando?
Yes. We write preventive maintenance agreements per property, with the visit schedule and pricing set for your equipment. Most start at quarterly visits. Each visit ends with a short written report, and anything we find is quoted before it is repaired. Call (407) 290-9517 or request a proposal below.
How often should commercial AC be serviced in Florida?
Quarterly for most buildings. Central Florida equipment runs close to year-round, and humidity keeps condensate drains and coils working even when the weather is mild. Kitchens, server rooms and 24-hour operations often need more frequent visits, and a baseline visit tells us which.
What kinds of commercial systems do you service?
Rooftop package units, split systems, mini-splits and the thermostats and controls that run them. We repair, maintain and replace them, and we handle the crane lift when a rooftop unit has to come down. If you are not sure what you have, send us the equipment labels and we will tell you.
Can you handle several properties?
Yes. Property managers and short-term-rental managers call us with one number for all of their buildings. We keep an equipment list per property, so a call about a unit does not start from zero, and the reports after each visit go to whoever you name.
How quickly do you respond when a unit goes down?
Same-day or next-day in most cases. Call (407) 290-9517 during office hours and we book the first open window; after hours a live answering service picks up and the office calls back first thing. Agreement customers are on our schedule already, which is the fastest way to get a tech on a roof.
